Customer
When purchasing products and services via Visit Iniö (Saaristokodit Oy) Internet services, the customer agrees to comply with these terms and conditions and any seller-specific terms.


Ordering

General Terms

  • Prices shown in the online service include VAT.

  • We apply dynamic pricing for accommodation. Prices depend on timing and can vary monthly, weekly, or daily.

  • We sell to adults and business customers.

  • We reserve the right to change prices.

  • The customer is responsible for the accuracy of the information provided.

  • We reserve the right to modify our delivery terms. The customer must review the current delivery terms before placing an order.


Reservation Terms

These terms apply to rental and reservation products and services (collectively referred to as "the Accommodation").

  1. The customer must review the description, instructions, and terms related to the reservation.

  2. Reservations become binding upon sending the order/payment confirmation to the customer's email.

  3. The customer pays using the chosen payment method and complies with its terms.

  4. The reservation system sends the order/payment confirmation to the customer's email.

  5. The Seller is not responsible for failed reservations; the customer must contact the Seller without delay.

  6. The Seller gives no guarantee that the Accommodation is still available.

  7. If the Accommodation is unavailable, funds will be refunded or an alternative offered if possible.


Cancellations and Changes

  • The cancellation date is the date the Seller receives the notice of cancellation.

  • The customer must ensure the cancellation is sent in time.

  • It is the customer's responsibility to check ferry schedules and account for possible delays. Missing the ferry does not entitle to a refund.

Cancellation fees:

  • More than 14 days before the reservation: no charge.

  • Less than 14 days but at least 5 days before: 50% of the rental price.

  • Less than 5 days before: 100% of the rental price.

  • For bookings made with a discount code, the full rental price applies regardless of cancellation timing.

Date changes (transfer) are allowed under the following conditions:

  • Only one transfer is allowed.

  • Transfer between Villa Högbo and Villa Facklan.

  • Transfers to entirely different properties do not qualify for partial refunds.

  • It must be requested at least 5 days before the original reservation.

  • Valid only if the new property is available for the requested period.

  • If a transferred booking is cancelled, the full rental price is charged.

  • If switching to a more expensive property, the customer pays the difference.


Seller’s Right to Cancel

In case of force majeure, the Seller may terminate the rental agreement and will inform the customer without delay. The customer receives a full refund, but no compensation is provided for potential incurred costs due to the termination.


Keys

  • Lost or unreturned keys: the owner may charge costs for lock changes or rekeying, a minimum of €50.

  • If the seller must open the property due to lost or left-behind keys, a minimum fee of €25 applies.


Use of the Accommodation

  • The Accommodation is defined in the property description.

  • The customer has usage rights during the rental period, including equipment and specified services.

  • Any observed defects or issues must be reported immediately to the reservation manager.

  • The customer may use the Accommodation only according to the agreed period.


Pets

  • The renter is fully responsible for damages caused by their pets.

  • Pets must be kept on a leash and not left unattended.

  • Owners must maintain cleanliness; the property is inspected and cleaned if necessary.

  • Pet allowance is indicated per property, and any further guidelines must be followed.


Rental Equipment – Special Conditions

  • The customer must review the safety and usage instructions and use the equipment responsibly.

  • Equipment must not be taken abroad or subrented, and must match the user’s skill level.

  • Paddling equipment (canoes, kayaks, SUP boards, rowboats): the customer must be a capable swimmer and experienced user.

  • Equipment must be returned clean and in the same condition. Late returns incur a 50% surcharge unless agreed otherwise.

  • The customer is liable for damage, loss, transport, and safety compliance.

  • The seller is not liable for indirect or direct costs or harm due to equipment use.

  • The seller is not obliged to replace damaged gear or compensate for disruptions.


Compensation for Damages

  • The customer must compensate for any damage to the Accommodation.

  • The renter is responsible for damages caused by their guests.

  • The seller is not responsible for natural conditions, insects, wildlife, weather anomalies, or loss/damage to the customer’s vehicles or equipment on the Seller’s property.


Complaints

  • Complaints must be made promptly after discovery.

  • For unsatisfactory resolution or compensation needs, submit a written complaint within one month after the rental period ends.

  • The seller will address the complaint as soon as possible, within one month.

  • If no agreement is reached, the customer may refer the dispute to a consumer complaint board.


Delivery Terms

Contract Formation

The binding contract is formed upon confirmation of the order (order/payment confirmation) sent via email.


Cancellation and Returns

  • Consumers have a 14-day right of return under consumer protection law.

  • This applies only if the product is in original, saleable condition, including packaging.

  • Contact sales for return instructions.

  • Exclusions: engraved or customised products, accommodation services, restaurant services, or others scheduled for a specific date.

  • The customer covers normal return costs.


Product Warranty

  • We comply with the manufacturer's or importer's warranty terms.


Delivery

  • Delivery costs include postage and packaging. Fees are shown in the store after choosing the delivery method.


Payment Terms

  • We use trusted payment service providers.

  • We do not store bank or card details.

  • The customer adheres to the terms of their chosen payment method.

Invoice payments:

  • The invoice must be paid by the due date.

  • Late payments incur delay fees.

  • If already paid late and delay fees accrue, they are invoiced separately.

  • Orders do not process if payment fails at checkout.
